When buying or selling a home, choosing the right real estate professional can make the difference between a smooth, successful transaction and an expensive, stressful experience. But did you know that not all real estate agents are REALTORS®?
Although these terms are often used interchangeably, there are important distinctions that every homeowner and prospective buyer should understand.
What Is a Real Estate Agent?
A real estate agent is a licensed professional authorized to assist clients with buying, selling, or leasing real estate.
In California, agents must complete required real estate education, pass a state licensing examination, and meet the requirements established by the California Department of Real Estate (DRE).
Licensed agents are subject to state real estate laws and regulations, including duties involving disclosure, honesty, fair dealing, and the protection of clients' interests.
However, holding a real estate license does not automatically make someone a REALTOR®.
What Is a REALTOR®?
A REALTOR® is a licensed real estate professional who is also a member of the National Association of REALTORS® (NAR).
REALTORS® voluntarily join this professional organization and agree to follow its established Code of Ethics, which sets standards for professional conduct and client representation.
The Code of Ethics addresses important responsibilities, including:
- Protecting and promoting clients' interests while treating all parties honestly.
- Disclosing known material facts affecting a property.
- Avoiding misrepresentation and misleading advertising.
- Cooperating with other real estate professionals when doing so serves the client's interests.
- Handling client relationships, confidential information, and potential conflicts of interest appropriately.
Unlike a real estate license, REALTOR® membership is not required by California law to practice real estate.

Why Might Hiring a REALTOR® Be the Better Choice?
For many buyers and sellers, working with a REALTOR® offers an additional layer of professional accountability.
1. An Additional Commitment to Ethics
REALTORS® agree to abide by a professional Code of Ethics beyond the legal obligations applicable to licensed agents. Clients may also have access to association ethics complaint procedures when applicable.
2. Professional Education and Resources
REALTOR® associations provide educational programs, market information, networking opportunities, and specialized professional designations that can help members stay informed.
3. Local Market Knowledge
An experienced REALTOR® familiar with Westlake Village, Thousand Oaks, Agoura Hills, Calabasas, and surrounding communities can provide valuable insight into neighborhood pricing, buyer demand, property values, and local market conditions.
4. Skilled Negotiation
Whether negotiating a purchase price, inspection contingency, seller concession, or closing timeline, an experienced professional can help protect your financial interests.
5. Guidance Through Complex Transactions
California real estate transactions involve extensive disclosures, contracts, deadlines, inspections, and legal requirements. A knowledgeable REALTOR® can help coordinate the process, identify potential concerns, and recommend qualified specialists when necessary.
Does That Mean Every REALTOR® Is Better Than Every Real Estate Agent?
Not necessarily.
A REALTOR® designation demonstrates membership in a professional organization and a commitment to its Code of Ethics. However, membership alone does not guarantee greater experience, stronger negotiation skills, or better results.
An experienced, highly skilled real estate agent who is not a REALTOR® may provide better service than an inexperienced REALTOR®.
Ultimately, the most important factors are the professional's experience, integrity, local knowledge, communication skills, marketing strategy, and proven track record.
What Should Buyers and Sellers Look for Before Hiring an Agent?
Before choosing someone to represent one of your largest financial investments, consider asking:
- How many years have you worked in real estate, and how familiar are you with my neighborhood?
- What is your strategy for pricing, marketing, or negotiating?
- Can you provide recent client testimonials and examples of successful transactions?
- How will you communicate with me throughout the process?
- What services do you personally provide, and what responsibilities are delegated to your team?
For luxury properties, investment homes, complex transactions, or sellers living out of state, hands-on experience and attention to detail become especially important.
The Bottom Line: Your Representation Matters
Buying or selling a home is more than a financial transaction. It is a major life decision that deserves professional guidance, careful planning, and strong representation.
While working with a REALTOR® offers the additional benefit of association ethics standards, the best choice is a professional who combines those standards with proven experience, market expertise, exceptional service, and a genuine commitment to protecting your interests.
Your home deserves more than someone who simply puts a sign in the yard or opens a door. It deserves someone who understands the market, anticipates challenges, negotiates strategically, and goes the extra mile.
