The economy delivered mixed signals this week: mortgage rates eased, stocks declined, inflation remained elevated and hiring continued at a modest pace. For local buyers and sellers, these conditions make careful pricing, realistic budgets, and strong negotiation especially valuable.
Stock Market: A Volatile Finish to October
Wall Street ended the week lower as investors questioned the cost and potential returns of artificial intelligence investments. The Dow Jones Industrial Average closed Friday at 51,770.31, down approximately 0.9% for the week. The S&P 500 finished at 7,580.07, losing 0.6%, while the Nasdaq Composite fell 2.0% to 25,437.00.
For housing, stock market volatility can influence buyer confidence and funds available for down payments. Buyers using investment portfolios to purchase higher-priced homes may become more cautious, although a difficult week on Wall Street does not automatically translate into falling home values.
Bonds and Mortgage Rates: Some Relief for Buyers
Investors sought the relative safety of U.S. Treasuries, pushing yields lower. On Thursday, the benchmark 10-year Treasury yield fell to approximately 4.94%. Bond prices generally rise as yields fall.
Freddie Mac reported that the average 30-year fixed mortgage rate declined to 7.24% on October 29, compared with 7.32% the previous week. The 15-year average eased to 6.60%. These are national survey averages; individual quotes, particularly for jumbo loans, can differ.
The improvement offers modest purchasing-power relief. However, borrowing costs remain a substantial consideration in our higher-priced local markets.
Inflation: Household Budgets Remain Under Pressure
September’s Personal Consumption Expenditures price index, released this week, showed inflation of 3.6% over the past year. Core inflation, excluding food and energy, measured 3.1%. Meanwhile, the initial estimate showed third-quarter economic growth at an annualized 3.4%.
Continued growth supports economic activity, but persistent inflation complicates the outlook for lower interest rates. For homebuyers, the practical concern is the complete cost of ownership: mortgage payments, property taxes, insurance, utilities, maintenance, and any HOA dues.
Job Market: Slow Hiring, Relatively Stable Unemployment
The latest available national employment report showed 29,000 jobs added in September and an unemployment rate of 4.2%. October’s employment report is scheduled for November 6, so those results are not yet included in this update.
Slow hiring can make households more careful about taking on a large mortgage. Buyers should consider employment stability and cash reserves alongside their loan approval.
World Events: Energy Prices Add Uncertainty
Middle East conflict and threats to shipping routes continued to unsettle energy markets. December Brent crude settled Friday at $117.64 per barrel, while U.S. crude reached $104.12.
Higher energy costs can feed into transportation, construction, and household expenses, potentially keeping pressure on inflation and borrowing costs.
What This Means for Our Local Housing Markets
The following are practical implications of the national backdrop, rather than measured changes in this week’s city-level sales:
- Westlake Village: Buyers considering luxury properties may weigh investment-market uncertainty against the benefits of moving. Sellers should support their asking price with recent comparable sales and polished presentation.
- Thousand Oaks: Payment affordability remains central. Buyers should compare financing options and total ownership costs before stretching their budgets.
- Agoura Hills: Property condition, insurance availability, and any HOA expenses deserve early attention because they affect both affordability and transaction planning.
- Los Angeles: Conditions vary substantially by neighborhood and price range. Buyers and sellers need comparable sales and current competition specific to the property.
For sellers, this environment rewards preparation and pricing grounded in evidence. For buyers, it calls for updated lender quotes, thorough due diligence, and offers tailored to each property’s circumstances.
